Research on land ownership, planning and development systems

Land & Housing Research Division carries out studies on the efficient use and management of the limited land sources, and ways to improve the living environment of the country. Since land and housing policies have significant influence on politics, economy, society, and culture, they have become very important factors to determine the quality of life, distribution of wealth, conservation of environment, etc.

However, going through the mass housing supply and financial crisis in the 1990s, there have been the need for a new policy paradigm for the land and housing development. In addition, the impor-tance of transparent land and housing market, and environmental conservation has been recognized with the housing market shifting from supplier-oriented to customer-oriented, and with the rapid change in the global environment: globalization and informatization.

Land & Housing Research Division analyzes and forecasts various changes in the land and housing market, and develops comprehensive policies and methods aiming at reducing the conflicts and prob-lems in the real estate market. In order to settle the housing probprob-lems with low income households, the division tries to build a sense of community and culture among residents. In addition, the division analyzes advanced theories and information, and conducts researches on theories based on Korean models coupled with various training programs.

Kyung-Hwan Sohn

Senior Research Fellow. Ph. D. in Economics, Hanyang University.

Major research works include 「A Study on Improvement of Housing Industry for Stability of National Economy」(2005), 「A Study on Policy-Base Improvements for Transparent and Efficient Real-Estate Market」(2004), 「A Comprehensive Plan for Housing Policy」(2003) and 「A Study on Structure Model of Real Estate Market」(2002).

His current research focuses on the real estate market and finance. He is currently Director of the Land and Housing Research Division.

Soon-Suk Bae

Senior Research Fellow. Ph. D. in Urban Planning and Policy Analysis, University of Washington, USA.

After joining KRIHS in 1987, he worked mostly on housing and urban development policies. He served as staff commissioner to the 「The Prime Ministry Commission on Regulatory Reform」 from 1998 to 1999. Some of the major research works recently completed include 「Issues and Policies of the Housing Warranty System for Consumer Protection」(2005), 「Rehousing Strate-gies for Residents in the Residential Environment Improvement Projects」(2005), 「Housing Policies for Economically Disadvantaged Households」

(2002) and 「The Issues and Policies to Promote Housing Rehabilitation」(2001).

Juhyun Yoon

Senior Research Fellow. Ph. D. in Economics, University of Southern California, USA.

Major research fields are finance, market and pol-icy analysis in the housing and the real estates.

His major research goals are to analyze real estate market, evaluate land and urban policies with political economic perspectives, and articulate real estate financing. He served as policy staff to the Presidential Commission on Economic Struc-ture Reform from 1998 to 1999.
