5 Eligibility for submission of tender
• Tender must be fully compliant with UK architects services qualifying requirements
• Tender must be a ARB (Architects Registration Board) & RIBA (Royal Institute of British Architects) approved company.
• Tender must be able to maintain strict
confidentiality about internal systems and must be willing to stipulate this in the contract.

8 Scope of Works
Following the completion of new reception area and consular facilities at ground floor and first floor level, the next phase of refurbishment works is summarised as below:
● Reconfiguration and modernisation of 2nd to 6th floor and possibly basement, which includes new ceilings, partitions and MEP installations
● External façade to be re-cladded
● New roofing for 25 year guarantee
● Lift car refurbishment
● External space improvement
● Staircase refurbishment
Architect’s Scope of Works will be as below:
• Design Period ∘ Concept Design
- Prepare concept design and outline specifications - Provide architectural information for construction cost estimate
- Contribute to completion of the final project brief - Assist in planning application(prepare necessary
information, submit drawings, etc) and assist in discharge of conditions attached to planning consent - Prepare stage reports
- Prepare sustainability strategy, maintenance and operational strategy and review handover strategy and risk assessments
- Assist with third party consultations ∘ Developed Design
- Develop the approved Concept Design to show spatial arrangements, type of construction, materials and updated outline specifications in sufficient detail to co-ordinate the structural and building services design of the project
- Consult statutory authorities - Prepare stage reports
- Provide architectural information for construction cost estimate
- Provide detailed design information for license of alteration
- Undertake third party consultation
- Review the Project Execution Plan and Risk Assessments to ensure that they are relevant to the developed design
8 Scope of Works
∘ Technical Design
- Prepare technical designs, calculations and specifications reasonably sufficient to construct the project in accordance with the Design Responsibility Matrix and agreed Information Exchanges
- Provide architectural information for updating estimate of Construction Cost
- Review the Project Execution Plan and Risk Assessments and the Sustainability, Maintenance and Operational, Handover, Construction and Health and Safety Strategies
- Review design information provided by
contractors or specialists to establish whether that information can be co-ordinated and integrated with other project information - Prepare and make submissions under building acts and/or regulations or other statutory requirements.
• Construction/Handover Period
∘ Inspect the progress of the architectural elements of the project
∘ Assess whether construction works are in accordance with the architect’s design
∘ Respond to site queries
∘ Comply with the requirements of the Handover Strategy including agreement of information required for commissioning, training, handover, asset management, future monitoring and maintenance and on-going compilation of "As Constructed Information"
∘ Assist with the updating of the construction and health & safety strategies
∘ Provide record drawings showing the building and main lines of drainage and other information for the health
and safety file and the building log book
∘ Review compliance with statutory and building contract requirements
∘ Advise on resolution of defects
∘ Provide information for agreeing final account ∘ Assist with building user during initial occupation period
