INVITATION FOR BIDS
The Embassy of the Republic of Korea invites from local and international registered bidders who have completed similar nature projects to undertake the following renovation work.
Work Description
The works consist of the execution, completion and remedying of any defects of two storied Korean Embassy Building renovation and associated external works
(Gross floor area = 1500㎡) Estimated Cost
(SLR)
Main contract 73,000,000 and Nominated sub contracts (Provisional sums)
Construction
Period 180 Calendar days (Including days of provisional works)
Bidders Local and international registered companies who have completed similar nature projects during last 5 years
STAGE-1 (Pre-Qualification)
The bidders will be pre-qualified by submitting proposals. The sealed documents may be delivered to the Embassy of the Republic of Korea at No.41, Guildford Crescent, Colombo 07.
The last date for submission of below documents is 4.30pm on 4 January 2013. The pre- qualified bidders will be announced independently by 10 January 2013 for STAGE-2.
Required documents are;
i. Application form (Annex 1) ii. Bond Capacity Certification Letter
The Bidder shall submit documentary evidence with regard to the banking facility that the following unconditional bank Guarantees as required in the Bidding Documents, can be obtained when required as per the Contract.
Bid Security 1%
Performance Bond 5% of the initial contract price Advance Guarantee 20% of the initial contract price
iii. Letter from Insurance Company for insurance purposes The minimum insurance cover shall be:
- The minimum cover for insurance of the Works and of plant and materials is 110% times of initial contract price
- The maximum deductible for insurance the works and of plant and materials is contract price
- The minimum cover for loss or damage to equipment is replacement value of the equipment
- The maximum deductible for insurance of equipment is 5 % of the minimum cover for equipment
- The minimum cover for insurance of other property (other than the site) is Rs. 3.0 Million per event and total limit of indemnity shall be Rs 20 Million
The minimum cover for personal injury or death;
- For third party and Employee of the employer and other persons engaged by the employer in the work is Rs. 5.0 Million per event and total limit of indemnity shall be Rs 20 Million
- Injury or damage to persons including employer and consultant and their employees and other consultants employed by the employer shall be covered by the personnel accident insurance cover for Rs
5,000,000.00 per occurrence effective from the date of commencement of contract until end of the defects liability period (total number of persons insured are not exceeding 10 hrs)
The minimum cover for personal injury and death;
- For the contractor’s workmen is Rs. 0.5 Million per event
- Contractor’s employees other than workman are Rs. 5.0 Million per event.
iv. Summary of assets and liabilities as per audited financial statements of the last three financial years.
If your organization is a multi-discipline firm, please include details pertaining to constructions department only.

vi. Detail of On-Going Building Contracts (Annex 3)
This is to assess the remaining capacity of the applicant to undertake this work vii. The Detail of Arbitration / Litigation History of the Bidder (Annex 4)
viii. Detail of Key Management/Professional Staff (Annex 5)
Copies of Bio-Data should be submitted & certified copy of the Bidders Organization Chart should be submitted
STAGE-2 (Bidding Stage)
The pre-qualified bidders evaluated by the Committee of the Embassy of the Republic of Korea will be announced on 10 January 2013 independently.
Bid documents can be only collected by the pre-qualified bidder from the Embassy of the Republic of Korea at No.41, Guildford Crescent, Colombo 07 for a fee of Rs.10,000.00 per document on 11 January 2013 during office hours (8.30am-4.30pm).
Pre-meeting at the site will be held on 15 January 2013 at No.98, Dharmapala Mawatha, Colombo 07.
The sealed Bids may be delivered to the Embassy of the Republic of Korea at No.41, Guildford Crescent, Colombo 07. The deadline for submission of Bids will be on or before 3.30pm on 28 January 2013.
Bids will be opened immediately thereafter in the presence of Bidders or their authorized representatives

Including tentative program and cash flow statement Capability of two shift per day (Day and Night), if necessary iv. Bid Bond - Rs 800,000.00
v. Name & Qualification of superintendents (CVs of site personnel) vi. List of Subcontractors and major material & equipment suppliers
vii. Major items of Construction equipment proposed to carry out the Contract
The final contractor will be awarded after negotiation of the final bid amount through interviews by the Committee of the Embassy of the Republic of Korea among the three (3) high scored bidders of STAGE 2.
