Guideline for the Project with the Embassy of the Republic of Korea
1. Introduction
o The Embassy of ROK will select a law firm in the field of real estate to receive the legal assistance and consulting for the purpose of purchasing a property to build the Embassy’s new Premises
2. Scope of work
The selected law firm will undertake all the necessary legal assistance and consulting regarding the purchase of a property, including the works stated below.
A. Preliminary examination of candidate property
o Review of the terms and conditions of each candidate property
o Legal support for the decision on the final candidate which will be entered into negotiation
o Support for the contract negotiation with the owners of the candidate Property
B. Conduct of property legal due diligence in coordination with the competent Greek authorities such as the cadastral office, land registry and any other necessary offices
C. Drafting documents to execute contract
o Preparation and review of all the documents related to the contract
o Coordination with the notary public to register the purchased Embassy’s property
D. Legal valuation on the taxes and other fees which will incur from the purchase registration of the property
E. Any necessary legal advice in relation to the consulation with Greek authorities

3. Duration
o The duration of contract will remain valid from the agreed date of commencement of work till the completion of the work as specified in paragraph 2.
4. Fees
o Each law firm should propose the preferred method payment among the following(choose only one)
a. The capped
b. Certain percentage to property’s value no higher than 1%
※ VAT will be paid separately.
※ The fee is final and total all inclusive of legal service provided by law firm to the Embassy. No extra payment will be made.
5. Selection Criteria
o Understanding on how to accomplish the work, detailed plan, composition of lawyers, guarantee for the quality of work
o Legal service record in the real estate sector, Company profile etc.
o The amount of fee proposed by the law firm
6. Application deadlines
o All proposals should be sent via e-mail to gremb@mofa.go.kr indicating SELECTION OF LAW FIRM in a subject line from 13 September up to the closing date 21 September, 2018.
7. Notification
Guideline for the Project with the Embassy of the Republic of Korea o The successful bidder will be notified by the Embassy. Before final decision, the
Embassy may need to have interview with the representative of the law firm.
